In February of 2019, we started the search for a single family home with 10+ acres, and in April 2019, we closed on this multi-family apartment building on 1/10 acre on the Portland peninsula.
We are both originally from fairly rural parts of Maine, so when we started our search for a home, we placed a huge priority on land. And not just 1-2 acres, but ideally upwards of 10 acres total. A garage was a must, for some woodworking projects, and we didn’t want to be able to see our neighbors from any of our windows.
When we actually started receiving MLS listings from our portal with Vitalius Real Estate (thanks, Nova Tower!) we bookmarked homes we liked and thought we might take the next weekend to visit some open houses. The one hurdle we knew we were up against was cost – real estate in southern Maine was/is crazy! And overall, it didn’t seem like you got a whole lot for the price. So we went back to our new potential mortgage lender and asked him to run the numbers on multi-family buildings (thanks David Roberts!)
As it turned out, if we just bought a building with multiple units and had help paying our mortgage, we could actually afford an investment property. Without ever going to view a single family home in person, we had Nova setup a second MLS portal for us with multi-family buildings. 7-8 building viewings later, we checked out a beautiful brick building on the peninsula in Portland and knew it was the one. One offer and 24 hours later, it was ours. It’s totally completely nuts – in the best way possible.
